If you plan to buy or rent a manufactured home that has a recorded deed restriction, please complete an Application to Occupy a Deed Restricted Space and return with the required documents to the City of San Marcos for approval.
The City of San Marcos has recorded deed (resale) restrictions on many manufactured home park properties in San Marcos as a result of government financing used to purchase manufactured home spaces during the conversion to resident ownership in the 1990s. The City requires that in exchange for the use of government funds spent on housing, the housing must be kept available to low and moderate income households. A recorded deed restriction serves as an affordability covenant that restricts the income level of a household occupying the property, and ensures the property will remain available for low and moderate income households throughout the 30 year term of the deed restriction.
The designated manufactured home park properties are all deed restricted at 120% of the San Diego County Area Median Income (AMI). Select the Income Limits link to view maximum income amounts. Please note Income Limits for 2020 are not published until Spring 2020. Income Limits for 2019 are effective until release of new data.
