Plan review is the first stage of the building permit application process for all construction projects.

Plans are prepared to depict all work that is intended to be accomplished in the proposed project. Depending on the proposed scope of work, the plans should include architectural, structural, mechanical, electrical, plumbing and energy compliance plan sheets; each project will vary.

In a typical scenario for new construction, four sets of plans are submitted with two sets of any supportive documentation and a calculated submittal fee. Once submitted, the plans are routed to the planning, engineering, fire and building departments for review. Re-submittals may be required to address any corrections necessary identified in review comments. Plan review is complete when all departments have approved the plans.
